Rent/Buy & Seller Assisted Homes Info & Qualifications

This page will provide access to a variety of rent/buy and seller assisted financing homes and other properties available to buyers. The primary reasons for rent buy or seller assisted financing may be any of the following:

* Shortage of funds for down payment and/or closing costs
* Weak credit history from the buyer
* Not qualifying previously for a full loan
* Need additional time to save more money
* Need time to improve credit

Regardless of what reason you have for needing a rent buy or seller assisted home, we may be able to help you find a home, condo or 2-4 unit building. There are 3 methods for qualifying:

I. If your credit score is over 600 there are some programs offered by RCLA Mortgage and a few of our other lenders.  For 2008 a good score is 680 minimum and 720+ preferred, for no money down programs. There are also some FHA programs with 3.5% down (with no outstanding collections or judgements).  If you're in this category give Nikki or Jeff a call at 630 854-7434 or 630 745-0216.  You can also apply online with Niki ( Niki-PreApproval) or with Jeff( Jeff-PreApproval). They are the best for FAST and Dependable service.

II.  Take advantage of the NACA program.

     This program allows you to qualify based primarily on your income and your ability to 

      pay consistently on a mortgage.  Your credit score is not an issue.  You must show

     with bank statements, job history, etc., that you can maintain and afford whatever

     payment you qualify for. This program is for Owner Occupants only, and is not to be

     used for investment property.  There is a checklist of information required and is

     explained in weekly meetings, that are held virtually every Saturday (9am to 1pm) at

     various locations in Chicago.  Attending this introductory-explanatory meeting is a

     requirement.  You can register online or Call 773 723-6222 for information on

     registering for this meeting.  The website is www.NACA.com .

     Once you attend their meeting, they will set an appointment with you, usually within 2

     weeks, and give you a checklist of requirements and information to bring to the

     meeting.  Make sure you are prepared by having everything ready to bring to the

     meeting.  With this program, there is virtually no closing costs,  and they have a very

     low interest rate – approximately 5.5%.  You may also “buy-down” the interest rate by

     having the seller pay as much as possible (3%, 6% or more) for your closing costs. 

     As your realtor,  I can assist you with this which may result in an interest rate of 4%,

     3% or lower, for your 30 year, fixed, mortgage.  When you attend the meeting, let

     them know that you are working with me as your realtor.   We can also keep track

     of your progress, from the day you attend a meeting, once you provide us with

     only the last 4 digits of your social security number.  During or after your "one on

     one" meeting you may have to show that you have (or will have) about 3 to 4 months

     of your mortgage payments in the bank.  There are also minor costs to get started

     associated with this program such as a credit check and membership fee, totaling

     approximately $30 dollars, to get approved.  Later, there is also a fee for the property

     inspection, and that’s about it.  They may even provide an attorney for you at no charge.

 

III.  Contact One of Our Other Rent/Buy Lenders, if you have good credit & 3- 5% for a Down Payment.

    

* you will need to get pre-qualified with one of our rent/buy special lenders
     - Normal qualifications are for an 85% + loan. See More Details below
* you may need 1 to 2 months security deposit and one months rent
     - This is equivalent to about 3% to 5% of the homes sales price
     - And also dependant on your credit score and history
* select the homes or properties you would like to see
     - Prioritize and choose your top 3 or 4 homes
     - Look at the pictures, if available, online
     - Drive buy the homes to view the exterior and
* Check out the neighborhood to make sure you like it
     - Call us to set up an appointment to view the inside
    - we will set an appointment for you to see the inside of these homes
